1) PURCHASE PRICE – The Buyer will pay a one-time nonrefundable earnest money deposit at checkout, which will be credited towards the purchase price. Cash buyers will then pay Spieth LLC the remaining balance by wire transfer, unless the Buyer elects to close through a title company. Buyers who elect to seller finance the property will be sent a link to setup recurring credit/debit card payments.
2) STATE OF THE PROPERTY – The property will be transferred in “AS-IS” condition.
3) TAXES & FEES – If seller financed, an additional $10/mo. servicing fee will apply. A 2.9% fee applies to all payments with credit/debit cards. Buyer will pay all yearly taxes to seller & seller will make payments to the county until full payment is complete.
3) DUE DILIGENCE – It is the Buyer’s responsibility to do their own due diligence prior to purchasing, including researching the property, its location, and its taxes and fees.
4) CLOSING COSTS – Spieth LLC will pay the cost of drafting the deed, notarizing it, and recording it with the county. The Buyer will pay any additional closing costs resulting from the involvement of a title company, if the Buyer chooses to involve a title company.
5) TITLE – Spieth LLC will transfer the title to the Buyer once the full payment is complete, unless closing through title.
